In most cases, you won’t need planning permission to install a summer house or garden room, as long as it meets certain size and placement requirements under Permitted Development rules.
Here are the key height guidelines:
If the building is within 2 metres of any boundary (fence, wall, neighbour’s property), the maximum height allowed is 2.5 metres - this includes flat roofs and buildings with eaves at the same height.
If the building is more than 2 metres from any boundary, you can go up to 3 metres in total height for a flat-roof structure, or up to 4 metres for a dual-pitched roof.
Generally, planning permission is only required if your summerhouse or garden building exceeds 2.5m in height and is located within 2m of a boundary.
